Model homes have been a staple in the new construction industry for decades. A single model, in an average, middle-class community, could cost $40,000 or more. Every room is impeccably over-decorated and entirely subjective to a single individual – one who typically enjoys wallpaper, fake food, elaborate window treatments, and fully custom furniture. This is no longer how home buyers even want to live, however. As a matter of fact, to compete with model homes, most home staging companies recommend buyers to remove wallpaper, trendy paint colors, and heavy custom draperies. When we are called out to preview an occupied home that was once, “the neighborhood model” we cringe. We know there will be massive design elements that no one, aside from the original designer, wants today.
Home Staging in a New Builder Model
Whether the new construction home is meant to stay for a year or longer, as a model for new homes yet un-built, a singular spec unit for a yet unknown buyer, or a close-out community inventory home, home staging has something perfect for your budget.
Because staged homes are meant to look more like real-life and less like a designer playground, furniture, art, rugs, accessories, and even window treatments, can be purchased at a fraction of the cost of traditional model home staging. Our palette will still be contemporary and on-trend with today’s real estate market, but with a much more soothing touch of reality.
If you are working with close-out inventory or spec homes, a more traditional home staging approach may work better with your budget. We will provide all of the furniture, art, and accessories with our full-service staging package, allowing you to show a fully furnished model home in only days, at a fraction of the cost, and without the headache of storing or selling inventory after the home has sold.
Our pricing packages are very reasonable, usually around 1% of the list price of the home, for three months. With that you’ll even receive professional photography of all interior and exterior spaces, in both high resolution and web-size, for all of your marketing needs.
